Your Site
Choose your site carefully. No two sites are the same and not all designs will be suited to every site. Take account of terrain, existing building lines of neighbouring dwellings as well as views, entrance layouts and more importantly, orientating your layout to maximise the use of solar gain.
House Plans
Any of our house plans can be re-designed to suit your site and your particular needs. For specific sites we can also provide our own in-house design service or work with your architect approved drawings.
Conveyance / Land Transfer
Most sites are either family owned or bought subject to planning permission. Ensure that the legal conveyance of your site boundaries, site access, right of ways, water and sewerage services and any liabilities are clearly defined and highlighted. Have your site boundaries checked independently to ensure that they comply with your transfer documents once full planning has been achieved.
Mortgage
You should pre arrange your mortgage wherever possible. This will help speed up the process once planning has been achieved and will also highlight any specific requirements your bank or building society may have in relation to structural supervision, draw down of payments etc. Remember, it costs nothing to arrange a mortgage and it is always better to be well prepared in advance.
Planning Permission
We can arrange prepare drawings and apply for planning permission on your behalf or you can use your own architect designed drawings with or without planning permission and we can take it from there.
Building Regulations
Self building is an option some people may consider but with the amount of recommendations and regulations in place could you guarantee 100% compliance?
We are always fully versed in all existing and impending regulations regarding house building and can assure you that your new dwelling will be fully compliant in every aspect. We can advise you with the regulations governing the Building Energy Rating (BER) systems and the steps you need to take to achieve higher ratings. We can also offer alternative heating proposals such as geothermal, solar, heat recovery etc.
Insurance
Insurance is vital for every development no matter what the scale and we can assure you that all our dwellings are fully covered whilst under construction from foundation to handover.
Memberships
We are members of the Construction Industry Federation, Homebond and The Irish Home Builders Association. Every one of our houses is registered and carries a 10 year structural guarantee. Membership of Homebond is practically a pre-requisite of every lending agency as inspections are carried out at all the major stages of construction.
Your Engineer
You will need to engage the services of a competent and suitably qualified engineer to review your dwelling during construction and issue payment certificates on behalf of your lending agency.
